By law, trained service dogs are permitted.
Excluding service dogs, we do not allow pets of any kind, including emotional support pets. This is an historic home, so we keep it safe and clean for ourselves, and for guests with allergies.
Evidence of pets will result in a loss of your deposit, additional cleaning fees, and may result in a termination of the booking.

We allow a maximum of (8) overnight guests (please see the Rooms page for details).

We supply bed linens, bath towels, and beach towels.

We are a five-minute walk to the public beach, Linda Marinelli Memorial Town Beach ( aka “Jetty Beach”) in East Chop, a 15-minute walk to the Inkwell, or a quick car ride to State Beach. Beyond Oak Bluffs, you’re on an island… public beaches are waiting for you in every direction!
Please note that many up-island beaches are for residents only. Check websites for details; some other beaches such as Long Point require purchase of a day permit in the high season.

The “ECBC” is a private club reserved for members only – the public is not allowed. The public beach is just to the right of the ECBC, and it’s a beautiful clean sandy beach with a view of the Oak Bluffs harbor. There are a few public parking spots by the marina, but we suggest walking or biking to the beach.

…how long are your legs?
It’s approximately ten minutes from our door to the Flying Horses and the bottom of Circuit Avenue. It will take 15-20 minutes to walk to the Island Queen and Steamship ferry docks.

The cottage has mini-splits installed throughout for air-conditioning and heating. All units must be in the same temperature mode to function correctly.

The cottage is a three-season home, meaning it’s not insulated, and the water is turned off November through mid-April. Mini-splits are installed throughout the cottage to help take the chill off spring and fall days, but cannot heat the uninsulated house year-round.
For reference, the kitchen, first floor bathroom, and laundry room were added in the late 1990s by the previous owners. Those spaces are moderately insulated, but the rest of the house is not.

The non-refundable deposit is equivalent to 50% of the lease term value. The remaining balance (including all taxes, cleaning fee, and security deposit) is due 30 days prior to your arrival date. Any payment excluding the booking deposit will be refunded if the booking is canceled a minimum of 14 days before check-in.
There is no refund if the booking is canceled 13 days or fewer before check-in, for any reason, including ferry cancellation, weather, etc.
Please note that deadlines are in the property's time zone.

Please contact us as soon as you can, and describe the item. We will return it to you if we are able, but are not responsible for any lost or forgotten items after guest departure. Please note that there may be a fee to return items to you.

If you have a question about the kind of gathering you’d like to have, we appreciate the honesty, and may be able to work with you once we have an understanding of your needs.
East Chop is a quiet and respectful neighborhood. You’re welcome to have a small gathering while being considerate of our house and our neighbors, with quiet hours from 10:00pm (Sunday-Thursday) or 11:00 (Friday-Saturday) until 8:00am.
Large gatherings and loud parties are prohibited at the house, and will result in a loss of your security deposit, and a potential end to your booking if there are complaints.

Our home is available for couples, families, and/or getting ready on your wedding day. If you’d like to use the cottage for any part of your wedding, please specify that when contacting us and we can discuss options. Additional fees may apply for wedding bookings.
… and did we mention that we’re both photographers? Tim is an established wedding photographer and native to Oak Bluffs, and Caitlin is an event and portrait photographer. We often work together to cover weddings and events.

Please contact us with any specific requests for conducting professional photography shoots at the cottage. If you are a family or a couple getting married, we are happy to have a photographer visit the house to take photos of you and your family in the space. If the house itself is going to be used as a set for any kind of commercial photography and/or videography, we must discuss options, usage and rates in writing before confirming.

We offer stays with a two-night minimum and up to two weeks in duration, June through September. Since the cottage is seasonal, there is no running water November through mid-April.

We are happy to take bookings for the next calendar year.
To reserve a booking for the next year, we require a signed booking agreement. As of January 1 of the lease term year, the non-refundable booking deposit is due, with the balance due 30 days prior to the lease term start.
